These terms govern access to Rental Guru websites, protected dashboards, rental workflows, connected applications, and related services.

Acceptance of Terms

These Terms & Conditions govern access to and use of Rental Guru websites, public rental listings, tenant tools, owner and manager dashboards, vendor workspaces, connected operational features, documentation, blog, press materials, and related services.

By accessing or using Rental Guru, creating an account, browsing listings, submitting an application, requesting a tour, messaging a manager, creating a listing, assigning vendor work, uploading documents, or using any dashboard, you agree to these terms. If you do not agree, you should not use the service.

Users must provide accurate account and workflow information.

Users are responsible for activity performed under their account.

Organizations are responsible for assigning roles and permissions correctly.

Rental Guru Platform Overview

Rental Guru is a rental management platform that helps property owners, managers, tenants, vendors, and administrators coordinate rental operations. The platform may include public listing discovery, property detail pages, tenant applications, tour requests, favorites, messages, leases, payments, maintenance requests, vendor tasks, documents, notifications, reports, and connected app activity.

Rental Guru provides workflow software. It is not a real estate broker, property owner, property manager, legal advisor, financial advisor, insurance provider, credit bureau, payment bank, maintenance contractor, or government agency unless separately stated in a signed agreement.

Public visitors can browse available rental listings where listings are published.

Protected actions may require login, role verification, or account approval.

Owners, managers, tenants, vendors, and admins may see different interfaces and data based on role permissions.

Accounts, Roles, and Permissions

Rental Guru uses role-based access. A user's available actions may depend on whether they are a public visitor, tenant, property owner, manager, vendor, administrator, or super administrator. Users may not attempt to access features, records, dashboards, APIs, or connected applications they are not authorized to use.

Organizations, property owners, and administrators are responsible for inviting users, assigning roles, removing access when no longer needed, and ensuring that users only receive permissions appropriate for their responsibilities.

Tenants should only access their own applications, leases, payments, messages, documents, and maintenance requests.

Managers should only manage properties and workflows assigned to them or their organization.

Vendors should only access assigned jobs, authorized bid opportunities, related messages, and payout-related task records.

Admins and super admins must use elevated access responsibly and only for legitimate operational purposes.

Listings, Applications, Tours, and Leases

Property owners and managers are responsible for the accuracy, legality, availability, images, rent amounts, deposits, amenities, descriptions, lease terms, and other content submitted for rental listings. Rental Guru may display listing content publicly when a listing is published.

Tenants are responsible for submitting truthful and complete application, tour, document, message, and contact information. Submission of an application or tour request does not guarantee approval, rental availability, lease execution, or property access.

Listings must not contain false, discriminatory, unlawful, misleading, or unauthorized content.

Managers should review applications and tour requests according to applicable housing, privacy, and consumer protection laws.

Lease agreements, AI-generated documents, and workflow templates should be reviewed by qualified professionals before use.

Maintenance, Vendors, and Work Orders

Rental Guru may support maintenance request intake, manager review, vendor assignment, status updates, proof uploads, communication, and completion tracking. These tools help coordinate work but do not replace professional judgment, emergency services, inspections, licenses, insurance, or legal obligations.

Vendors are responsible for performing accepted work safely, legally, professionally, and according to applicable licenses, insurance, agreements, schedules, and instructions. Managers and owners are responsible for selecting vendors and verifying qualifications where required.

Emergency issues should be handled through appropriate emergency channels, not only through software.

Proof uploads, notes, photos, invoices, and completion updates must be accurate and authorized.

Vendor job and payout information may be subject to separate agreements outside these website terms.

Payments, Billing, and Subscriptions

Rental Guru may display payment-related information, subscription details, deposits, rent status, payout status, invoices, or billing activity depending on enabled features and integrations. Payment processing may be handled by third-party providers under their own terms.

Customers are responsible for paying subscription fees, usage charges, service fees, or other amounts agreed in an order form, checkout, invoice, or written agreement. Failure to pay may result in feature limits, suspension, or termination of access.

Payment information should be accurate and authorized.

Refunds, cancellations, and billing adjustments may depend on the applicable plan or written agreement.

Rental Guru is not responsible for third-party payment processor delays, bank errors, or external payment disputes beyond its control.

AI, Automation, and Recommendations

Rental Guru may include AI-assisted or automated features such as summaries, lease drafting assistance, recommendations, risk signals, workflow suggestions, content generation, or operational insights. These tools are designed to assist users, not replace human review.

Users remain responsible for reviewing AI-assisted outputs before relying on them, sending them, publishing them, approving applicants, executing leases, making financial decisions, assigning vendors, or taking legal action.

AI-generated lease or document content should be reviewed by qualified legal professionals.

AI recommendations may be incomplete, inaccurate, or context-dependent.

Users must not use AI features to discriminate, mislead, harass, or make unlawful decisions.

Acceptable Use and Prohibited Activity

Users may use Rental Guru only for lawful rental management, property operations, tenant communication, vendor coordination, documentation, and related business purposes. Users must not misuse the platform, interfere with security, or violate the rights of others.

Do not upload illegal, harmful, false, discriminatory, defamatory, infringing, or unauthorized content.

Do not attempt to bypass authentication, role permissions, rate limits, API protections, or app launch controls.

Do not scrape, reverse engineer, overload, disrupt, attack, or compromise the platform.

Do not share passwords, tokens, API keys, private data, or protected account access with unauthorized parties.

Do not use Rental Guru for spam, fraud, unlawful surveillance, harassment, or deceptive rental activity.

Third-Party Services and Connected Apps

Rental Guru may connect with internal modules, external providers, hosting services, payment processors, communication services, map providers, analytics tools, document tools, or other systems. These services may have their own terms, policies, availability limits, and security practices.

We are not responsible for third-party services that are outside our control, but we work to design integrations so authorized data moves through appropriate workflow and security boundaries.

Disclaimers, Liability, and Termination

Rental Guru is provided on an as-is and as-available basis except where a written agreement states otherwise. We do not guarantee uninterrupted availability, error-free operation, approval of rental applications, property availability, vendor performance, legal compliance by users, or specific business outcomes.

To the maximum extent permitted by law, Rental Guru and its affiliates will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages. We may suspend or terminate access if a user violates these terms, creates risk, fails to pay, or uses the platform in a harmful or unlawful way.

Changes, Governing Terms, and Contact

We may update these Terms & Conditions as the product, business, or legal environment changes. Updated terms will be posted on this page with a revised date. Continued use after changes means acceptance of the updated terms.

If an organization has a separate written agreement with Rental Guru, that agreement may control specific commercial terms. Questions about these terms can be submitted through the contact page.
